Two-story brick and stone homes along a curved residential street in a North Texas suburb at golden hour

Light Farms Market Report, October 2026

October 23, 2026•3 min read

In Texas, sale prices aren't public. You can see what your neighbor listed for. You can't see what they got. So starting this month, I'm pulling the real Light Farms numbers and putting them here. No sign-up, no pitch.

The numbers

All figures are single-family homes in the Light Farms subdivision, from NTREIS, for the 12 months ending October 23, 2026.

Listings that closed: 115 listings

Listings that came off the market without selling: 169 listings (43 expired, 126 cancelled)

Median sold price: $710,000

Median sold price per square foot: $224.72

Median days on market: 43 days (the average is 65 days, because a few long sits pull it up)

Typical sale closed at: 97.90% of its final list price, and 95.39% of its original list price

Active listings as of October 23, 2026: 58 listings (NTREIS)

What it means if you own here

Start with the number nobody puts on a yard sign. Over the past year, 169 Light Farms listings came off the market without selling, and 115 closed (NTREIS, 12 months ending October 23, 2026). One footnote: these are listings, not houses. A home that gets cancelled and relisted counts twice. Even so, that is a lot of sign posts going back in the garage.

The homes that did sell didn't drag. The median sale took 43 days (NTREIS, 12 months ending October 23, 2026). So this isn't a neighborhood where nothing moves. It's a neighborhood where the right homes move and the rest wait.

Here's the part I'd circle. The typical sale closed at 97.90% of its final list price but 95.39% of its original one (NTREIS, 12 months ending October 23, 2026). That gap is mostly price cuts. My read: the money a seller gives up rarely goes at the closing table. It goes in the first few weeks, while the listing sits at a price buyers already decided against.

So if you're wondering what your home is worth, the useful question isn't "how high can I list?" It's "what will a buyer actually pay in the first two weeks?" Those are different numbers, and the second one is the one you get to keep.

All of the above are medians, the middle sale, unless I say average. Medians don't get pushed around by one big house on a big lot.

Want your own number?

The neighborhood totals tell you about Light Farms. They don't tell you about your house. I'll pull the sales that actually compare to yours and send you your Light Farms Number, privately, within two days. It comes with your walk-away number: what you'd keep after the sale. If staying put is the right call, I'll tell you that too.
