My story

I moved to Texas with a backpack and a fresh start.

I built a 15-year career in real estate technology, working with data, analytics, and the tools that the industry runs on. I got my real estate license while pregnant with my third son, because I knew corporate wasn't the finish line for me.

How do you sell a resale home against new construction?

This is one of the biggest challenges facing sellers in Celina and Prosper right now, and it's a focus area of mine.

Builder incentives are real competition. My job is to position your home so a buyer sees what it offers that the model down the street doesn't: the mature location, the upgrades already in place, the lot, the established neighborhood, and no construction timeline to wait through. The comparison is winnable. It just has to be made deliberately.

What do you negotiate besides price?

A strong offer is more than a number. I work through 22 specific contract points covering terms, timelines, repairs, possession, and risk, so your net proceeds are protected and your exposure stays low.

When inspection or appraisal issues come up, I'll tell you what's worth pushing back on and what's smarter to concede. That's a judgment call every time, and it's one you shouldn't have to make alone.

Where I work

I handle these two sides differently, and I think that's worth being upfront about.

For listings, I work in North Dallas. Pricing a home correctly takes neighborhood-level knowledge: what's selling on which streets, what builders are offering three miles away, how a specific community is performing right now. I can't have that depth across a metro area this size, and an agent who claims otherwise is guessing on somebody's largest asset. So I keep my listing area to the two markets I know street by street.

For buyers, I work across Dallas and Fort Worth. Helping you buy is a different job. It's about understanding what you need, reading the inventory, and negotiating well, and those skills travel.
