Why 12-month figures. Our June update used a single month. One month in Celina can swing on a handful of sales, so price and pace in this update use 12-month figures, which show the trend rather than the noise. Supply and activity numbers describe September alone.
Are Celina home prices still falling?
Yes. The median sale price fell 12.5 percent and the median price per square foot fell 11.0 percent. Because both measures dropped by similar amounts, this is a real decline in what homes are worth, not a shift in which homes happened to sell. On the same 12-month basis, the median peaked at $649,200 in December 2024.
Buyers did not leave. Celina recorded 1,735 single-family closed sales over the 12 months ending September 2026, up 18.8 percent. More homes are selling, at lower prices.

How fast are Celina homes selling?
Slower than a year ago. The median Celina home took 68 days to go under contract, up 23.6 percent. The average took 90 days, up 20.0 percent.
The 22-day gap between the median and the average is the story. A median ignores the slowest listings. An average gets dragged up by them. That gap is the homes that were priced above the market and sat. And neither number counts listings that expired or were withdrawn without selling, so the real experience of an overpriced Celina listing is longer than either figure shows. How much are Celina sellers giving up from their first list price?
The median Celina single-family home sold for 90.9 percent of its original list price over the past 12 months. That is about 9 percent below where the seller started, and the figure is down 2.7 percent from a year earlier.
That number includes every price cut. A home first listed at $750,000 that follows the median path closes near $681,750.
Is Celina a buyer's market?
Yes. At 7.3 months of supply, Celina is above the roughly six-month line where buyers hold the advantage. There were 1,066 single-family homes for sale in September 2026, up 16.5 percent from a year earlier.
Two numbers point toward supply easing. New listings fell 9.4 percent from September 2025, to 250. Months of supply was 5.2 percent lower than a year earlier. Fewer sellers are adding homes to an already full market. If that holds through winter, it is the first thing that would need to happen before prices steady. It has not shown up in prices yet.
Closed sales were 111 in September, down 12.6 percent from a year earlier, but one month is noisy. Over 12 months, sales are up 18.8 percent. September closings can also rise in the first weeks of October as late sales are recorded.
Why is the Celina market behaving this way?
The builder. Celina has new-construction communities actively selling across the city, and a builder can buy down a buyer's mortgage rate in a way a resale seller cannot easily match. See how to sell against new construction in Celina.
Choice. With more than seven months of homes to choose from, buyers do not have to decide quickly, and every week a home sits gives a buyer another reason to offer less.
What does this mean if you are selling in Celina?
1. Price from the last 90 days of sales. Celina's median price per foot is 11 percent lower than a year ago. A 2025 comparable sale describes a different market.
2. Get the first price right. The median seller ended up at 90.9 percent of their original price. The gap between first price and final price is where most of the money is lost.
3. Launch finished. A home's first two weeks get the most attention it will ever get. In a market with 1,066 choices, a half-ready home loses that attention to one that is ready.
4. Compete on the payment. A seller credit toward a rate buydown or closing costs answers the builder on the thing the buyer cares about most.
5. Know your net before you list. See what it costs to sell a home in Celina.
What does this mean if you are buying in Celina?
You have real negotiating leverage. More than seven months of supply and a median sale at 90.9 percent of original list mean you can negotiate on price, repairs, credits and timing.
If you are moving up within Celina, the drop applies to both homes, and an 11 percent discount on a larger next home is more dollars than an 11 percent discount on the smaller one you are selling. The part to plan carefully is the sequence. See how to buy and sell at the same time in Celina without moving twice.

Celina has softened further and faster, and is selling more homes because of it. Prosper is holding price, selling fewer homes, and its supply is the one rising now. Full detail: Prosper, TX housing market update for October 2026.
What are the most common seller mistakes in this market?
Pricing off a 2024 sale. The 12-month median peaked at $649,200 in December 2024. It is $515,000 now.
Building in room to negotiate. That room becomes price cuts and months on market.
Reading fewer new listings as a recovery. It is an early sign on supply. Prices are still falling on a 12-month basis.

An example: what the first price costs in Celina
The figures below are an illustration built from the NTREIS medians, not a real home or a real sale.
A Celina home is first listed at $750,000. It follows the median path: 68 days to an accepted offer and a sale at 90.9 percent of the original price, about $681,750.
Had the same home been priced from current sales at the start, near the number it eventually sold for, it would have skipped the price cuts and the months of carrying costs, and it would have launched while buyers were still paying attention. The final number would likely be similar. The time, and the leverage lost while sitting, would not.
