Why 12-month figures. Our June update used a single month, which showed the Prosper median up 9.1 percent. A single month in Prosper rests on roughly 40 to 100 sales and can swing hard in either direction. Price and pace in this update use 12-month figures, which show the trend rather than the noise. Supply and activity numbers describe September alone.

Are Prosper home prices going down?

At the median, barely. Per square foot, yes, by about 5 percent.

Those two measures moving differently is the key to reading Prosper. When the median holds while the price per foot falls, it points to larger homes making up more of what sold. A bigger house at a lower price per foot can produce the same middle sale as last year. So a flat median does not mean a Prosper home held its value. For a resale owner, the 5.2 percent per-foot figure is the closer read.

Fewer homes are changing hands too. Prosper recorded 740 single-family closed sales over the 12 months ending September 2026, down 11.3 percent. A steady median on falling volume points to sellers holding their price and waiting, rather than the market holding firm.

Celina is different. Its median fell 12.5 percent and its price per foot fell 11.0 percent, nearly the same amount, which is a straight decline in value. Per foot, Celina softened about twice as fast as Prosper. See are home prices dropping in Celina, and by how much.

How fast are Prosper homes selling?

Slower than a year ago. The median Prosper home took 56 days to go under contract, up 14.3 percent. The average took 76 days, up 10.1 percent.

The 20-day gap between the median and the average is the homes that were priced above the market and sat. A median ignores them. An average gets pulled up by them. Neither number counts listings that expired or were withdrawn without selling.

How much are Prosper sellers giving up from their first list price?

The median Prosper single-family home sold for 93.0 percent of its original list price over the past 12 months, a figure down 1.3 percent from a year earlier. That number includes every price cut.

At Prosper price points, those percentages are large numbers. A home first listed at $950,000 that follows the median path closes near $883,500, about $66,500 below where it started.

Is Prosper turning into a buyer's market?

It has crossed into one. Prosper had 6.7 months of single-family supply in September 2026, up 24.1 percent from a year earlier, and above the roughly six-month line where buyers hold the advantage.

The direction is what matters most. New listings rose 27.7 percent from September 2025, to 106, and homes for sale rose 10.3 percent, to 406. Closed sales were up only 4.3 percent in September, at 48, and down 11.3 percent over 12 months. More sellers are coming to market than buyers are absorbing. That is the opposite of Celina, where new listings fell 9.4 percent and months of supply eased.

September closings can rise in the first weeks of October as late sales are recorded, so the 48 may move up slightly.

Why is the Prosper market behaving this way?

More sellers. A 27.7 percent jump in new listings in one month is a lot of new competition for every home already on the market.

Higher price points feel rates more. On a larger loan, each change in mortgage rate moves the monthly payment by more dollars. Buyers at $850,000 and up are doing that math on every home they tour.

New construction nearby. Prosper resale homes compete with new communities in Prosper and next door in Celina, where builders can offer rate buydowns a resale seller cannot easily match. See how new construction and resale compare in Celina and Prosper.

What does this mean if you are selling in Prosper?

1. Use price per foot, not the median, to set expectations. A flat median can make a seller think nothing changed. Per foot, values are down about 5 percent from a year ago.

2. Expect more competition this fall and winter. With new listings up 27.7 percent, your home is being compared with more choices than a year ago.

3. Get the first price right. The median seller ended up at 93.0 percent of their original price. On an $850,000 home, every point is $8,500.

4. Plan for a longer timeline. The median is 56 days to an accepted offer, and the average is 76. If you are buying next, that changes when your search starts.

5. Compete on the payment. A seller credit toward a buyer's rate buydown can do more for a Prosper buyer's monthly payment than a price cut of the same size.

What does this mean if you are buying in Prosper?

Your position is improving. Supply is rising, new listings are up sharply, and the median sale lands at 93.0 percent of the first list price. You can negotiate on price, repairs, credits and closing dates.

If you are moving up from Celina into Prosper, be careful with the math. Celina softened about 11 percent per foot and Prosper about 5 percent, so the home you sell lost more ground than the home you buy. The bigger risk is timing, selling in one town and buying in another without a plan. See how to buy and sell at the same time without moving twice.

Celina has softened further and faster, and is selling more homes because of it. Prosper is holding price on fewer sales, and it is the town where supply is building now. Full detail: Celina, TX housing market update for October 2026.

What are the most common seller mistakes in Prosper this fall?

Reading a flat median as a flat market. Per foot, Prosper values softened about 5 percent.

Planning around last year's competition. New listings are up 27.7 percent. The home down the street may be newly listed against you.

Rounding the negotiation down to "only a few percent." At $900,000, every percent is $9,000.

An example: what a 5 percent drop per foot means at a Prosper price point

The figures below are an illustration built from the NTREIS medians, not a real home or a real sale.

The median Prosper single-family home sold for $235 a square foot over the past 12 months. A 5.2 percent drop means the same measure was about $248 a year earlier.

For a 3,800 square foot home valued at the median rate, that is about $942,000 a year ago and about $893,000 now, roughly $49,000 less on the same house. The citywide median price barely moved over the same period, which is exactly why a Prosper seller pricing from the median would aim too high.
